Prior to concrete slab being poured, the slab reinforced steel and its placement is inspected. The approved engineering documentation is crucial at this stage to conduct a thorough inspection.

Standard inspection checks:

• Compliance with the engineering, the NCC and referred standards (AS 2870).

• Locations of bored piers, screw piles or blinding if applicable.

• Prescribed reinforced steel and its placement in accordance with the engineering.

This occurs once the frame has been completed, inspected and passed by the Relevant Building Surveyor. Commonly before the roof is installed, the frame is inspected.

Standard inspection checks:

• Reinspection of any visible outstanding items noted in previous inspections if applicable.

• Slab checks; overpour, frame overhang, concrete slab placement.

• Floor level checks focused on critical locations and high traffic areas.

• Walls checked for plumb at major junctions.

• Compliance with the engineering, the NCC and referred standards (AS 1684).

After the structure is made watertight with roof, windows and doors installed. The dwelling is wrapped with sarking, cladding has commenced or completed. The walls and ceilings have been striated, most Frame Inspection items are addressed including plumbing, electrical and all services are roughed in. When the insulation is installed, the dwelling is ready for inspection before plaster is installed.

Standard inspection checks:

• Reinspection of any visible outstanding items noted in previous inspections if applicable.

• Straightness of walls and ceiling lines.

• Possible damage (holes, cuts/notches) to the frame from rough in of services.

This stage can be considered rather technical due to the complex nature of works to be inspected in compliance with many referred standards.

The plaster is installed, the internal doors, architraves and skirtings are complete. The waterproofing is provided to all Wet Areas. Often cabinetry has commenced but before tiles are installed and paint work preparation, the fix and waterproofing will be inspected.

Standard inspection checks:

• Reinspection of any visible outstanding items noted in previous inspections if applicable.

• Straightness of walls, skirtings and ceiling lines.

• Doors and window frames checked for plumb.

• Further checks of cladding where complete.

• Wet area waterproofing in compliance with the NCC and referred standards (AS 3740).

Aside from some appliances, the dwelling is complete and cleaned so all surfaces can be checked for damage or imperfections. The dwelling is ready for the final inspection that covers many aspects of your new home.

Standard inspection checks:

• Reinspection of any visible outstanding items noted in previous inspections if applicable.

• Weatherproofing of the dwelling.

• Compliance and quality of fixtures and finish throughout from external to internal.

• Roof space checks from manhole access point.

At every inspection stage, consultants will check all outstanding items noted in the previous report.

Please be mindful that the ongoing progress of a build will result in some items no longer being visible to check at any later inspection stage. For example, items identified at Pre Plaster Inspection stage may be concealed by plaster and therefore no longer visible for inspection at Fix/Waterproofing Inspection stage.

Additional reinspection can be scheduled and conducted after any stage at an agreed cost. This involves checking all items noted on the previous report.
